Calloway County is the southern anchor of my service area, centered on Murray and running down to the Tennessee line at Hazel. I cover the whole county, including the eastern side toward Kentucky Lake and Land Between the Lakes.
Because of Murray State, this county has more rental and investment property per capita than anywhere else I buy. Landlords selling out of the student-rental business are a large share of who I talk to here, and I can take a property with tenants, leases and deposits already in place.
The rural south and west end — Lynn Grove, Kirksey, New Concord — is farmland and older homes, often inherited, often vacant for a while. Vacancy, code letters and unpaid taxes don't disqualify a property with me.
