Benton is about 20 minutes from my house, straight down US-641 from Paducah. It's the Marshall County seat, so if you're dealing with probate, a tax bill or a deed question, the courthouse paperwork on your house runs through town — and I'm used to working around all of it.
A lot of Benton-area homes were built for families working at Calvert City's chemical and industrial plants, and plenty of those owners have since retired, passed away or moved closer to their kids. Those houses usually need a roof, HVAC, flooring or all three, and they stall on the open market while buyers wait on FHA repair lists. I buy them as-is instead.
Head a few miles east and it's a different property altogether: Kentucky Lake cabins and second homes at Gilbertsville, Draffenville and Aurora that only got used a weekend or two a year. Listing one of those outside of summer rarely goes well. I'll buy in February the same as in July, and you pick the closing date.
